These Terms of Use govern your use of northernhideawaystays.com. Northern Hideaway Stays is a registered assumed name (DBA) of Manistee Property Management LLC, a Michigan limited liability company. By using the site, you agree to these terms. If you do not agree, please do not use the site.

About this site

This site provides information about vacation homes and property management services in Manistee and Northern Michigan. Property descriptions, photos, amenities, availability, and rates are provided for general information and can change without notice. We work to keep details accurate, but we do not guarantee that everything on the site is complete or current at all times.

Reservations and stays

When you complete a booking on this site, you are making a direct reservation with Northern Hideaway Stays. Your reservation is subject to availability and to the rates, taxes, fees, payment schedule, cancellation policy, refundable damage deposit (if the home has one), and house rules shown for that home at checkout and in your booking confirmation. The cancellation policy and the damage deposit vary by home, so please read them for the home you choose before you pay.

Reservations made through Airbnb or Vrbo are not direct bookings. They are governed by the cancellation policy and terms of the platform you booked on.

These booking terms, together with these Terms of Use, govern your direct reservation. If there is a conflict, the booking terms shown at checkout and in your confirmation control.

Payments

Payments are processed through a third party payment service connected to our booking system. Unless your checkout shows a different schedule, 50% of the total is due when you book and the remaining balance is charged automatically 61 days before check-in. If your check-in date is less than 61 days away, the full amount is due at booking. If a payment is declined, your reservation may be canceled. Payment processing fees are non-refundable and are deducted from any refund.

Refundable Damage Deposit

Some homes require a refundable damage deposit. Amounts range from $250 to $500, which may change, and the amount shown at checkout for your home controls.

A credit card authorization hold will be placed two (2) days after check-in and released within seven (7) days, provided no damages or additional charges are assessed.

Third party platforms and links

We use and link to third party services, including booking platforms, maps, and similar tools. We do not control those services and are not responsible for their content, availability, terms, or privacy practices. Your use of a third party platform is governed by that platform's own terms.

Acceptable use

You agree to use the site for lawful purposes only and not to interfere with its operation, attempt to gain unauthorized access, or use it in any way that could damage or disrupt the site or other users.

Intellectual property

The content on this site, including text, graphics, and design, is owned by or licensed to Northern Hideaway Stays and may not be copied or reused without permission, except for normal personal use in planning a stay.

No warranty

The site is provided on an as is and as available basis. We make no warranties, express or implied, about the site or its content, including accuracy, reliability, or fitness for a particular purpose, to the fullest extent allowed by law.

Limitation of liability

To the fullest extent allowed by law, Northern Hideaway Stays is not liable for any indirect, incidental, or consequential damages arising from your use of this site. This does not limit any rights you have under a separate booking or management agreement.

Governing law

These terms are governed by the laws of the State of Michigan, without regard to its conflict of laws rules. Any dispute relating to the site will be handled in the state or federal courts located in Michigan.

Changes to these terms

We may update these terms from time to time. The date at the top shows when they were last changed. Continued use of the site after changes means you accept the updated terms.
